    With the summer months come warmer temperatures, blossoming landscape and eager buyers.  If your home is for sale, or you plan on putting it on the market, use these tricks to make sure your home stands out this summer.

    Make sure your home is light and bright!  Cut back trees to maximize natural light flowing through windows, make sure dark corners are well equipped with lamps and use light window treatments.  Pro tip: Keep your window treatments in the white side of the color wheel and make sure they are open and clear of the windows so they simply frame the window and accent the natural light.

    Craving color?  Boost your curb appeal!  To highlight and accent your outdoor spaces, strategically place pots with flowering plants and use plenty of color.  Try a bright bistro table and chairs set on your patio, a fun outdoor rug, clean and touch up paint on light fixtures or plant a small flowering garden.  Pro tip:  Paint your front door a bright color, use two potted plants on either side and invest in a new front door welcome mat for a fresh and inviting entrance.

    Keep it cool!  Summer brings high temperatures, and in Texas, VERY high temperatures.  Have your A/C serviced now, turn on those ceiling fans to keep the air circulating and show buyers that your home can provide a cool oasis from swealtering summer temperatures.  Servicing your A/C unit now will mean one less thing on your list once your home is under contract.  Pro tip: Make sure outdoor entertaining areas offer shade so summer buyers spend more time outside absorbing the natural beauty of your property.  Invest in a new patio umbrella or plant a new shade tree!
